The Sullivan Center, formerly known as the Carson, Pirie, Scott and Company Building or Carson, Pirie, Scott and Company Store, is a commercial building at 1 South State Street at the corner of East Madison Street in Chicago, Illinois. It was designed by Louis Sullivan for the retail firm Schlesinger & Mayer in 1899, and expanded by him and subsequently sold to H.G. Selfridge & Co. in 1904. That firm occupied the structure for only a matter of weeks before it sold the building (the land under it was owned at the time by Marshall Field) to Otto Young, who then leased it to Carson Pirie Scott for $7,000 per month, which occupied the building for more than a century until 2006. Less than a year after buying the landmark Sullivan Center on State Street, two New York investors are poised to cash out for a big profit.

Madison Capital and KKR have hired Jones Lang LaSalle to sell about 833,000 square feet of office space in the building at 1 S. State St., according to people familiar with their plans. One of architect Louis Sullivan’s most celebrated works, the former Carson Pirie Scott department store now includes a big Target store on its first two floors.

Madison Capital and KKR aren’t wasting any time realizing their investment. The two firms paid $267 million last April for the building and then sold off its retail space of about 200,000 square feet—including the Target—for $147 million at the end of August to Acadia Realty Trust.

Now they’re preparing to unload the office space, which is about 96 percent occupied, according to CoStar Group. Its biggest tenants include the Illinois Department of Employment Security, with about 243,000 square feet, and Walgreens’ e-commerce unit, with 194,000.

Just a few months after moving into the Sullivan Center, rapidly growing startup Raise.com boosted its headquarters space by nearly 50 percent.

Now the question is how long the new, expanded space can keep up with Raise’s growth.

Raise exercised an option to move into the entire fourth floor of the landmark State Street building, increasing to almost 68,000 square feet, confirmed the company and its broker, Cushman & Wakefield Executive Director Ari Klein.

The deal comes about four months after Raise moved into 46,000 square feet in the Sullivan Center, from just 11,000 square feet in River North. The seven-year lease expires in 2022, and Raise is already evaluating its long-term space needs.

The developer that is redoing the Old Main Post Office is adding another downtown landmark to its portfolio—and helping a couple of New York investors turn a big profit in the process.

New York-based 601W has a contract to buy the 13 floors of office space in the Sullivan Center at 1 S. State St. for nearly $180 million, sources familiar with the deal confirmed.

601W will pay less than the $200 million-plus that industry experts expected for the office portion of the former Carson Pirie Scott department store building. But the sellers—New York investors Madison Capital and KKR—are still in line to turn a large profit on a property they bought just more than a year ago.

The Madison-KKR joint venture paid $267 million in April 2016 for the entire 15-story building, but sold off the roughly 200,000 square feet of retail space—including a big Target store on its first two floors—a few months later for $147 million to New York investor Acadia Realty Trust.

Most Target stores are boxy ho-hum affairs alongside similar boring suburban buildings. Not so the store at 1 South State Street in the Loop. This is a building with character, history and unique design elements. But then, you’d expect no less from a structure designed by Adler and Sullivan, and touch-ups by John Vinci.

During the Chicago Architecture Biennial opening weekend, Preservation Chicago offered a unique look at the former Carson Pirie Scott Store—now known as the Sullivan Center. It’s home to the aforementioned Target Store and architecture powerhouse Gensler. Ward Miller, executive director of Preservation Chicago and historian, led a tour of the building where he pointed out some of the key features. Miller is co-author of the book “The Complete Architecture of Adler & Sullivan.” Miller offered the following background on the building.

The Sullivan Center complex consists of nine buildings previously occupied by the Carson Pirie Scott Department Store, and is anchored by the twelve-story State Street building designed by Louis Sullivan for the Schlesinger and Mayer Department Store.  A National Historic Landmark and City of Chicago Landmark, the building was constructed between 1898 and 1904 and is considered to be one of Sullivan’s most important works and one of the best examples of the Chicago School skyscraper. The building is best known for the highly ornate cast iron storefronts and a curved rotunda at the corner of State and Madison. After the Carson Pirie Scott Department Store acquired the building in 1904, they built an addition designed by D.H. Burnham and Co (1906) and later an addition designed by Holabird and Root (1961).
